Trend Monitoring

Then you wanna do some research on the existing similar websites; what kind of keywords they are using, how they are performing etc.

You can use Google trends to see some popular searches.
Also, you can use keyword tools such as SEO BOOK's keyword tool.

I also mainly depend on Google Adword Keyword tool for selecting keywords for my site. In choosing keywords, better to select keywords that have high search volume and have less competition. (though most high search volume keywords usually have high competition). With this, you can formulate long tail keywords for your link building which is a good strategy to do if your site is just newly launched.. Since it will be hard for you to compete on those established or authority site, targeting 3-4 keywords will be useful for you to get organic traffic from search engines.

Choosing the right keywords and keyword phrases is the first and the most important step on a way to a successful website and improved search engine rankings. The keyword factor is the one that will decide whether your website promotion campaign will be a success or a miserable fail.

I usually use google analytics to see where my traffic come from , i then look at my direct competitors to find out wich keyword they use (and then decided if i want to compete with them or find a different keyword in order to easily get a high rank) , and finally i use google addwords tool to estimate the traffic for each keyword and then decide which one is the best
